Full Service Property Management - South Peninsula only

Our full-service property management package provides an all-inclusive option to help get your property set up for success.

 

Property readiness and listing creation:

• Assistance with property setup to ensure it’s guest-ready, including sourcing missing inventory.

• Professional photography & staging to showcase your property at its best (additional cost applies).

• Listing your property across multiple channels to maximise your reach

 

Ongoing Management:

• Reservation management

• Guest management

• Housekeeping management

• Laundry management

• Check-in/check-out services

• Pre & post occupancy inspections

• Maintenance management

• Creation of an digital guest welcome manual

• Access to our 20+ page (and growing) guidebook for all your guests

Pricing:

20% of nett revenue (after OTA takes their fee)​

Management fee's are broken down into property size or additional amenities that need regular maintenance. 

Studio / small 1 bedroom - R1000.00 per month

Large 1 bedroom - 2 bedroom - R1500.00 per month

3 bedroom, or any home with a garden, pool etc - R2500 per month

Management fee's include: 

Monthly management reports 

Inventory management

Monthly maintenance inspections

Consulting for property improvements to help the property stand out (excludes improvement costs)

Online Distribution costs through our property management system: Guesty

Guest vetting, deposit and waiver management in occordance with POPIA

 

Please note that although we manage the cleaning and laundry for you, the costs are not included above and will be billed separately along with any maintenance costs, utilities, consumables etc. This means that all your income and most of your operating expenses are on one monthly statement which is a lot easier for the tax return.

 

In the event that inventory needs to be replaced (pots / pans / linen etc) we will alert you, source and replace the inventory and add that cost to the monthly statement.

 

Cleaning & laundry costs are variable based on the size of property, how many beds were used etc. 

Consumable costs depend on what you would like to offer at the property. As a standard we add toilet paper, soap, hand soap, bath salt (if there is a bath) salt/pepper, milk and basic cleaning materials.

Virtual Property Management Service

​

Our virtual property management services are designed to optimise your property's performance remotely, with trusted co-hosts on the ground for daily hosting.

 

Includes:

• Listing optimisation and management on Airbnb platform

• Dynamic pricing strategies

• Guest communication and support (co-host to handle communication on check-in)

• Booking coordination and calendar management on Airbnb 

• Truvi for guest verification and damage waivers (per reservation fee excluded) - only if listing across multiple platforms 

• Interactive Welcome Guide sent to guests to help them make the most out of their stay in your area

• Printable Welcome Manual for the property (excludes printing costs)

• OPTIONAL extra: Onboarding onto our Guesty profile allowing your property to be distributed across multiple platforms as well as a page on our direct booking website. 

 

Pricing:

10% of total booking revenue + R800 per Property per Month (Software subscription)

In order for the Welcome Guide to be set up, and for us to set up the property for success, we will request property information (a guide will be sent) and a "checkin video" or a step by step photo guide. We want to make it AS EASY AS POSSIBLE for guests to check in & get comfortable with your property. We also want to create a promo video for social media. If you would prefer us to come out to the property to do all this, we do have a call out of R2,500.00 (excluding transport costs).

If you are looking to start your journey and want to create a listing on Airbnb but don’t have the time, we can help you not only create the listing but optimise it for maximum exposure in a sea of competition.

• Full listing creation on Airbnb ONLY

• Property description writing

• Pricing and availability setup

• Platform optimisation for maximum visibility

 

Excludes:

• Photographer costs (we highly recommend getting a professional in and staging the property to enhance it's features)

• Onboarding onto Guesty

Please note you will have to set up an Airbnb account first if you don't have one and go through their verification process. This will include uploading your ID and a selfie. Once this is done, you can send your log in details and we will create the listing, and add ourselves as a co-host to work on the listing from our profile.
