Starting your first Airbnb can be overwhelming, particularly when it comes to planning, finding, and setting up the necessary furniture and supplies. Getting these elements right is crucial, as they directly impact guest satisfaction and the number of bookings and positive reviews you receive.

To strike the perfect balance between meeting guest expectations and maintaining profitability, follow this guide that outlines the essential items you should provide in each area of your Airbnb.

Property Entrance

Create a warm welcome for guests by paying attention to the entrance. Ensure a seamless check-in experience with a reliable entry system whether it be a lock box or keyless entry system. If they drive into a garden area, ensure the area is neat and tidy.

Kitchen

The kitchen is an area where guests have high expectations. To prevent complaints, ensure your kitchen is well-stocked with essential items. Invest in high-quality cookware, including knives, cutting boards, pots, pans, and utensils. Don't overlook basic supplies like trash bags, dish soap, and sponges. Consider additional items like Ziploc bags, plastic wrap, and aluminum foil to impress guests.

Pro Tip: when it comes to crockery, cutlery and glassware, ensure you have enough for the amount of guests your property can accommodate and then a couple extra.

Dining & living area

Provide guests with dining essentials such as high-quality silverware, glasses, plates, bowls, and mugs. Make their dining experience comfortable and enjoyable. Create a cozy and inviting atmosphere in the living room, as it's a space where guests come together to relax. Invest in a high-quality couch, SMART TV, and comfy throw blankets. Ensure there is enough seating for the number of guests your property can accommodate.

Bedrooms

Ensure a luxurious and comfortable experience for guests in the bedrooms. Focus on elements like memory-foam mattresses, quality linen, blackout curtains, and nightstands on each side of the bed. Pay attention to every detail: it makes a difference.

Bathrooms

Similar to the kitchen, guests expect basic essentials in the bathrooms, such as toilet paper, clean towels, and hand soap. Other basics often forgotten: a plunger and toilet brush!

Miscellaneous

Don't overlook essential miscellaneous supplies that contribute to the safety, cleanliness, and functionality of your Airbnb. Stock up on items like batteries, light bulbs, and fire extinguishers to ensure a well-equipped and comfortable stay. Have some available for guests if they need it during their stay otherwise keep the rest locked in a storage cupboard.

Setting up your first Airbnb can be a challenging task, but with careful planning and attention to detail, you can create a space that exceeds guest expectations and provides a memorable and enjoyable stay for your guests.
