​How We Get Your Property Guest-Ready

From the moment we take on your property, we hit the ground running.
​
We start with a full inspection and honest assessment of what needs attention before your first guest
arrives. Once we have the keys, our housekeeping team moves in for a thorough deep clean and a
complete inventory check, making sure everything is in order from the start.
​
We then organise a professional photographer and help stage your home so that guests can picture
themselves walking through the door. Great photography is one of the highest-return investments in
short-term rentals and we treat it that way.

From there, we create your listing, write your property guide covering all the important nuances of
your home, and build a personalised digital welcome guide that goes out to every guest before
they arrive. We then distribute your property across multiple booking channels and go live.​​​​

Our Fee​
​
Service Commission: 20% of revenue after OTA commissions
​
Monthly Management Fee*, based on property size and amenities:​
Studio / Small 1 Bedroom: R1500 per month
Large 1 Bedroom / 2 Bedroom: R2000 per month
3 Bedroom or any property with a garden, pool, or additional amenities: R3000 per month

*Covers listing distribution and channel management, host call outs, administrative and financial
support, performance reporting, credit card processing fees, and quality control.​​

What's not included:

We believe in full transparency, so here is what sits outside of the monthly fees and commission:
- Cleaning and laundry costs,
- Maintenance and repair costs,
- Consumables and utility costs,
- Guest vetting fees,
- Replacement of broken or worn inventory,
- Replacement of stained or faded linen (high-use linen and towels do need regular replacing and we manage this on your behalf),
- Listing creation fees.

A once-off onboarding fee applies to all new properties. This ensures your property is properly set up and guest-ready from day one, and covers a full property assessment, deep clean, inventory list, cleaning schedule, staging and photography coordination, starter guest essentials, and any missing inventory identified during the assessment.

The onboarding cost is based on the size of your property and its amenities and will be confirmed after your initial assessment.

Once your property is live, we take care of everything:

- Listing management and channel distribution,
- Guest communication and vetting,
- Housekeeping and laundry coordination,
- Maintenance and contractor management,
- Pre-arrival and welcome communications,
- Special occasion arrangements,
- Owner reporting and monthly statements.
